Spec suites in San Francisco

Vacant suites finished to a clean, market-ready standard, so the broker can start showing the space.

What you need

The job, from your side

A suite is sitting empty. Before it can be marketed it has to look finished: clean ceilings, fresh paint, new flooring, working restrooms and lighting that shows the space well.

You want a firm price and a finish date, so leasing can plan around it.

What CWI handles

Our part

  • Removing the previous tenant’s improvements
  • Paint, flooring, ceilings and lighting
  • Restroom remodels
  • Finishes to your building standard, or a proposal if there isn’t one
  • Coordinating the trades and the city
  • One point of contact from bid to closeout
  • Punch list and turnover, ready to show

Before we bid

Questions we’ll ask

  1. When can we walk the suite? A walk-through comes before any number.
  2. Is there a building standard? If not, we can propose one for you to approve.
  3. What has to come out? What the last tenant left behind changes the scope.
  4. Do you have plans? Or should we price from a scope list?
  5. When do you want to show it? Or is a tenant already waiting on it?

Have the answers handy? Put them in the bid request and we’ll come to the walk-through ready.
