Office build-outs in San Francisco

Offices for incoming tenants and refreshes for the ones staying, built around the lease date and the building’s hours.

What you need

The job, from your side

A tenant has signed, or is close to it, and the space has to be ready on a date that is already in the lease. You need a clear price, a schedule that works back from that date, and someone who keeps you, the building and the tenant informed while the work happens.

If the building is occupied, the work also has to fit around the people still in it.

What CWI handles

Our part

  • Walking the space and pricing the scope from your plans or scope letter
  • Demolition and build-out of offices, conference rooms, break rooms and restrooms
  • Flooring, paint, doors, ceilings and finishes
  • Coordinating the trades, and working with your architect, engineer and the city
  • Work scheduled around the building’s hours of operation
  • One point of contact and daily communication on scheduling
  • Punch list and closeout

Before we bid

Questions we’ll ask

  1. Is the space occupied? Or will it be empty while we work?
  2. Do you have plans? Or is this a scope-letter job? Who is the architect?
  3. What does the landlord deliver? The delivery condition sets where our scope starts.
  4. When does the tenant move in? The lease commencement or move-in date sets the schedule.
  5. What are the building rules? Working hours, elevator and loading dock use, deliveries and noise.

Have the answers handy? Put them in the bid request and we’ll come to the walk-through ready.
